This new post covers a fresh topic not yet on the blog: downsizing and right-sizing for empty nesters and seniors.

Desert-landscaped home in an active-adult community in Las Vegas

The kids have moved out. The four-bedroom house feels emptier than it used to, and you are spending more time cleaning rooms nobody uses than enjoying the things that matter. If that sounds familiar, you are not alone. Thousands of Las Vegas and Henderson families reach this chapter every year, and making the decision to downsize can open up a new, freer stage of life.

As a Seniors Real Estate Specialist (SRES) who has helped countless Las Vegas families through this transition, I want to walk you through what downsizing really looks like in today's market and how to do it without the stress.

Why Now? The Current Market Timing

The Las Vegas Valley real estate market in late summer 2026 is moving toward balance. Inventory has climbed to about 7,800 to 8,100 active listings, giving buyers more choices and more time to make decisions. For sellers — especially homeowners who have lived in their property for 10, 15, or 20 years — this still means substantial equity.

Here is what matters for downsizers: Las Vegas remains one of the most affordable major metros in the West with no state income tax, no tax on Social Security benefits, and no tax on pension income. That tax advantage alone makes selling your larger family home and moving into a smaller, lower-maintenance property a smart financial move that can free up hundreds of thousands of dollars for travel, healthcare, or simply enjoying retirement.

Step 1: Decide What "Smaller" Looks Like for You

Not every downsizer wants the same thing. Some of my clients are looking for a 55+ active-adult community like Sun City Summerlin, Sun City Anthem in Henderson, or Trilogy in Summerlin where lawn maintenance and exterior repairs are handled by the association. Others prefer a single-story home in a quiet Henderson neighborhood with a smaller yard. And some are transitioning into a condominium or townhome close to shopping, dining, and medical services.

There is no single right answer. The key is to picture your typical week and let that guide your wish list. Do you want a casita for visiting grandkids? A den for a home office? A community pool and walking trails? Start your list before you call a realtor, but not before your realtor can help you refine it.

Step 2: Prepare Your Home for Sale Without the Overwhelm

Selling a home you have lived in for decades can feel like a mountain. The key is to break it into manageable pieces:

  • Start early with one room at a time. Give yourself three to six months before listing to sort through belongings. Hire a senior move manager or estate organizer if the task feels too big alone.
  • Decide what goes with you. Not everything needs a new home. Consignment shops in Henderson and Las Vegas will take quality furniture. Charities like Goodwill and the Salvation Army accept household goods. And for sentimental items, take photos and let the physical object go.
  • Make the home feel current. You do not need a full renovation. Fresh neutral paint, updated light fixtures, and decluttered countertops go a long way with today's buyers. I can walk through with you and give honest, practical advice on what's worth doing.

Step 3: Understand the Financial Picture

One of the biggest advantages of downsizing in Las Vegas is the financial flexibility it provides. With the median single-family home price in Henderson around $475,000 and in Las Vegas around $478,000, many longtime homeowners have built significant equity. Selling your larger home and purchasing a smaller property — or even renting in a 55+ community — can free up cash for retirement.

Work with a financial advisor or tax professional to understand capital gains exclusions. For most sellers, the first $250,000 of gain ($500,000 for married couples filing jointly) is excluded from capital gains tax if you have lived in the home for at least two of the last five years. That exclusion applies to every homeowner, not just seniors.

Step 4: Plan the Transition Timing

One of the most common questions I hear is: "Should we sell first or find our next home first?" The answer depends on your comfort with risk, your available savings, and the current market conditions. With today's more balanced market, many sellers have enough time to find their next home after going under contract. Some of my clients prefer a longer closing so they can move directly from one home to the next without temporary housing.

If you are moving into an active-adult community, keep in mind that some communities have seasonal waitlists. Sun City Anthem, for example, is popular with retiring Californians and can have limited inventory, especially in the fall and spring. A little advance planning goes a long way.

The Emotional Side of Downsizing

I will be honest with you: downsizing is not just a financial transaction. It is an emotional one. That house held birthdays, graduations, holidays, and late-night conversations. Leaving it behind can feel like leaving a piece of yourself. I have been through this with dozens of families, and I have seen both the tears and the relief on the other side.

What I tell every client is this: you are not losing your home. You are making room for the next chapter. And that next chapter can be lighter, simpler, and more focused on what you actually want to do with your time.

Let's Talk About Your Next Step

If you are thinking about downsizing in Las Vegas or Henderson, I would love to have a no-pressure conversation. We can talk through your timeline, your financial goals, and what a smaller home could look like for you. No obligations, just honest advice from someone who has helped seniors navigate this market for over 18 years.
