Henderson Homeowner Tax & Savings Checkup

Nevada's tax picture is different from most states, and it changes what homeowners should think about. This page is a low-key, plain-English walk through why property taxes matter here, the common ways Nevada homeowners save, when to review your assessment, and where this page stops being useful (tax advice is not what Bev does).

The Big Picture

Why Tax Concerns Matter

Taxes rarely come up in casual conversation about homes, but they are part of every buying and selling decision. Understanding where they fit helps you budget with confidence, price a sale honestly, and avoid surprises when tax time rolls around.

Did You Know? Nevada's Tax Backbone

  • Gaming taxes are one of Nevada's largest state revenue sources, second only to sales tax. In the state's 2025-27 budget, gaming taxes made up about 16-17% of general fund revenue while sales tax contributed roughly 31%.
  • Much of that bill is paid by visitors, not residents: researchers estimate out-of-state tourists pay more than 80% of gaming taxes and close to 40% of sales and excise taxes in Nevada.
  • In fiscal year 2024 alone, Nevada collected more than $1.23 billion in casino-related taxes and fees.

Taxes Are Part Of The True Monthly Cost

A mortgage payment is not the whole monthly picture. Annual property taxes and homeowners insurance follow the home itself, so they belong in the budget right alongside the loan payment. Buyers who run the full number before making an offer tend to feel far calmer after closing day.

Nevada's Tax Climate Works In Your Favor

Nevada has no state income tax, one of the big reasons people relocate here, and property taxes are among the lowest in the country. The state also caps how much an assessed value can rise in a single year, generally 3% per year, which keeps long-term costs more predictable than in many other states.

A Move Can Change The Whole Picture

Taxes and upkeep tend to travel with the house. A larger home, an older home with more systems to maintain, or a higher-priced home in a different tax district can all mean bigger annual costs than the address you left. The flip side is just as real: moving to a lower-cost area can ease ongoing expenses, so it always pays to look at the full map, not just the mortgage.

Selling Your Primary Residence Can Mean Keeping More

When you sell the home you live in, the IRS generally lets you exclude part of the gain from taxes: up to $250,000 for single filers and up to $500,000 for married couples filing jointly, as long as you have lived there two of the last five years under Section 121 of the tax code. For many Henderson sellers, that exclusion is what turns a good sale into a great one.

Mortgage Interest May Be Deductible

Interest on a mortgage may be deductible under current tax law, which can soften the true cost of borrowing. Whether it helps you depends on your loan, your filing situation, and today's rules, so it is a question for a tax professional instead of a guess.

Why Being Proactive Beats Reacting

Knowing your tax exposure before you list or before you buy is always easier than discovering it later. A quick look at the property tax history, a rough estimate of your likely gain, and an honest read of the new address's costs can prevent surprises at closing and at tax time. Most of the tough spots Bev sees start with a number nobody ran.

For Investors

What Is A 1031 Exchange?

Section 1031 of the IRS code lets an investor who sells a business or investment property defer paying capital gains tax by reinvesting the proceeds into a like-kind replacement property. In plain language: you are not escaping the tax, you are putting it off, and in the meantime the money keeps working for you in real estate.

For Investment Property, Not Your Home

The exchange applies to business or investment real estate. Your primary residence does not qualify, which is why this tool belongs to landlords and investors rather than to a family selling the home they live in.

A Qualified Intermediary Holds The Proceeds

You never personally take the sale funds, not even for a moment. A qualified intermediary holds the proceeds between the sale of your old property and the purchase of the replacement. Reaching into that money yourself is one of the fastest ways to break the exchange.

The Timelines Are Strict: 45 And 180 Days

From the day your old property closes, you have 45 days to identify potential replacement properties and 180 days to close on a replacement. These are hard deadlines set by the tax code, and they do not pause for holidays or lender delays, which is why preparation long before the sale matters.

The Gain Carries Into The Replacement

The deferred gain does not disappear. It carries into the replacement property and lowers its tax basis, so the tax is eventually due when you sell without another like-kind exchange. Done well, a 1031 lets the same gain keep rolling forward from property to property.

Why This Matters In Henderson

Henderson and the greater Las Vegas area are strong rental and investment markets, so like-kind options stay plentiful here: single-family rentals, small multifamily buildings, and commercial properties can all move through these rules. For investors, that depth of inventory makes the exchange practical, not theoretical, when the right replacement property comes along.

A Note Before You Start

1031 rules are detailed, and they change. Before you begin, work with a qualified intermediary and a tax advisor who can map the mechanics to your specific situation. And if you are thinking about growing a rental portfolio in the Las Vegas valley, Bev would love to help you scout the market.

How To Save

Common Ways Nevada Homeowners Save

These are the categories most Henderson homeowners encounter. Terms and amounts change, so each one ends the same way: verify with the Clark County Assessor's Office.

Owner-Occupied Protections

Nevada limits how much the taxable value of an owner-occupied home can rise each year, a built-in check against runaway increases. The protection attaches to the home you actually live in, and the exact terms are set by state law, so confirm how it applies to your property with the county.

Veterans' Exemptions

Nevada offers property tax exemptions to qualifying veterans, with the strongest going to veterans rated 100% disabled. Exemptions must be applied for and renewed as required; apply through the Clark County Assessor's Office and keep proof of status handy.

Cap And Relief Rules

Beyond the cap, Nevada keeps additional relief lines open: benefit programs that limit how much the bill can climb in a single year and procedures for the assessed value to be rechecked when the market goes sideways. Each exemption and cap has paperwork, windows, and deadlines, so check the current county rules.

The one universal step: apply through the Clark County Assessor's Office and keep your exemption documents current. Amounts, deadlines, and eligibility change; the county's current materials are the only reliable source.

Your Assessment

When To Check Your Valuation

Your assessed value is not permanent, and it does not update itself.

After Market Swings

When the neighborhood market moves sharply in either direction, it is the easiest moment for an assessment to look dated. Compare your notice to what similar homes are selling for nearby.

After Home Improvements

A finished addition, a new kitchen, or a big square-footage change can legitimately revise your assessed value. That may be good news for your equity and worth confirming the county has your most current property record.

On The County Schedule

Each county runs its own cycle: when notices go out, how long an appeal window stays open, and what paperwork is due. Deadlines vary, so mark the notice when it arrives and act on the county's schedule, not a general rule of thumb.

Straight Talk

What A Tax-Savings Checkup Is Not

This page is not financial, tax, or legal advice, and it is not a guarantee of any savings. It is a map of the categories to look at so you know which questions to ask.

Bev is not a tax professional and will not advise on taxes beyond referral. For answers that touch your actual situation, consult a qualified tax advisor who can review your specific property, income, and exemptions. If you need the name of one, Bev is happy to point you toward someone local.
