What to Look For as a First-Time Real Estate Investor
By Bev Prock, Realtor - EXIT Realty Number One
Las Vegas and Henderson have become increasingly attractive for real estate investors. With no state income tax, strong rental demand, and a growing population, the market offers opportunities for first-time investors who know what to look for.
1. Cash Flow Is King
The most important number for any investment property is cash flow: the difference between rental income and all expenses (mortgage, taxes, insurance, maintenance, vacancy). Run the numbers carefully and don't buy on emotion. A property that breaks even isn't a good investment.
2. Location, Location, Location
In Las Vegas, location drives everything. Areas near employment centers, shopping, and amenities tend to have lower vacancy rates and stronger appreciation. Henderson's master-planned communities, for example, attract long-term tenants who value quality of life.
3. Understand the Numbers
Beyond cash flow, look at cap rate, ROI, and the 1% rule (monthly rent should be at least 1% of the purchase price). Bev can help you run these numbers on any property you're considering.
4. Property Condition
A fixer-upper can be a great deal, but only if the numbers work after repairs. First-time investors should be cautious with major renovations. Properties in good condition with minimal deferred maintenance are safer starting points.
5. HOA Considerations
Many Las Vegas and Henderson properties are in HOA communities. Understand the rules, fees, and restrictions before buying. Some HOAs restrict rentals, which can limit your options as an investor.
6. Property Management
Bev was a Property Manager for 9 years before becoming a Realtor. She understands what good management looks like and can help you decide whether to self-manage or hire a professional. The right management can make or break your investment.
