Friday Market Update: Rates Pause, Inflation Heats Up
Week of October 12-16, 2026
By Bev Prock, Realtor · EXIT Realty Number One
After two months of steady climb, mortgage rates finally took a breather this week. The bad news? The inflation report that landed Wednesday suggests the pause may not last. Here is the week in five minutes.
This week's rate board
| Benchmark | Rate |
|---|---|
| 30-year fixed, unchanged | 7.40% |
| 15-year fixed (6.73% last week) | 6.71% |
| 30-year fixed one year ago | 6.27% |
| September CPI (3.4% in August) | 3.7% |

Across the country
The seven-week streak is over
Freddie Mac's weekly survey held the 30-year at 7.40%, ending seven straight weeks of increases. The 15-year slipped to 6.71%. A year ago the 30-year sat at 6.27%, which means buyers are still carrying a payment more than a full point higher than last fall.
Inflation came in hotter than expected
Prices rose 3.7% over the past year in September, up from 3.4% in August and ahead of the 3.6% economists had projected. Energy did most of the heavy lifting: gas prices jumped 9.1% in a single month. Strip out food and energy and core inflation still climbed to 2.6%.
October 28 is the date to watch
Following the report, markets put the odds of a quarter-point Fed hike at the October 28 meeting at roughly 44%, more than double the week before. Daily rate trackers were showing the 30-year at 7.56% as of Wednesday, so the weekly “pause” may be short-lived. Buyers ready to move should not wait for the Fed to make up its mind.
Here in Clark County
- 6,148 active single-family listings this week, up 83 from last week
- +29% inventory growth since January 1, from 4,748 homes
- 2,805 homes listed under $500K, the fastest-growing price range
- $470,000 September median single-family price, flat year over year and $20K below the record

First-time buyers are seeing the most options
Two weeks ago, listings under $500K had dipped to 2,736. They have since rebounded to 2,805, while the $500K-$700K band (1,650 homes) and the $700K-plus band (1,693 homes) have barely budged. For buyers who can manage today's payment, this is the most selection the entry-level market has offered all year.
What this means for sellers
Inventory has climbed nearly 30% since January, and the gap between price ranges keeps widening. The homes selling right now are priced against the most recent comps and show-ready from day one. Sellers competing below $500K face the deepest pool of alternatives, so realistic pricing matters more than chasing spring's highs.
Lending corner: what today's rate really costs
On a $470,000 Las Vegas home with 5% down, here is the monthly principal and interest at three different rates:
| Rate | Monthly principal & interest |
|---|---|
| 6.27% (a year ago) | $2,755 |
| 7.40% (this week) | $3,091 |
| 7.56% (Wednesday's daily rate) | $3,140 |
Illustration only, based on a $446,500 loan at 30 years, excluding taxes, insurance, HOA and mortgage insurance. That is roughly $336 more per month than a year ago.
Talk to your lender before October 28
A quarter-point hike could push rates up quickly. If you are under contract or close to it, ask your lender about locking now, and whether a float-down option exists in case rates ease instead.
Let the extra inventory work for you
With more homes sitting below $500K, buyers have room to negotiate seller credits toward a rate buydown or closing costs. A 2-1 buydown can soften the first two years of payments while the rate picture settles.
