Green Valley Neighborhood Guide: Henderson's Original Master-Planned Community

By Bev Prock, Realtor - EXIT Realty Number One

Green Valley is Henderson's original master-planned community, the neighborhood that showed Southern Nevada how a self-contained community could work. Founded in 1978 by American Nevada Corporation on roughly 8,400 acres about seven miles from the Las Vegas Strip, it remains one of the valley's most established places to live, with village-style neighborhoods, mature trees, golf, parks, and everyday amenities built in. This guide explains how Green Valley is organized, what living here is really like, and how the fall 2026 market is shaping decisions for buyers and sellers right now.

The Community That Put Henderson on the Map

Before Summerlin, and long before Henderson's newer master plans, there was Green Valley. American Nevada Corporation began developing it in 1978, and it is recognized as Southern Nevada's first master-planned community. The idea was to plan the neighborhoods, parks, shopping, and roads together so daily life works without long drives. Today Green Valley spreads across roughly 8,400 acres in southeast Henderson, organized into a series of villages, each with its own homeowners association, entrance features, and character, from the original neighborhoods of the early 1980s to gated enclaves like The Fountains. The streets are lined with mature trees, which is rarer in the desert than you might think, and it is often the first thing buyers notice when they tour.

A Wide Range of Homes Across the Villages

Green Valley is less one neighborhood than a collection of them, so the housing stock is genuinely varied. Buyers can find original single-family plans from the 1980s, two-story homes from the 1990s and 2000s, townhomes and condominiums, and larger homes in the gated villages. There is even an equestrian-zoned section of the community with shared horse facilities for anyone who wants trail rides starting from home. The sister community of Green Valley Ranch, developed on about 1,310 acres next door and largely completed in 2002, adds newer construction and resort-style amenities that buyers often weigh against the original villages.

Because the villages differ so much, the price question has no single answer: a three-bedroom in an original village and a larger home in a gated enclave are different products at different price points, even a few streets apart. That is exactly why I build a comparable sales set street by street before we talk numbers, using the analytical discipline of my Graduate, REALTOR Institute (GRI) training. HOA dues also vary village by village and cover everything from landscaping to gated entry maintenance, so I always request the current HOA statement, reserve study, and governing documents early in the process, especially for buyers who have never owned in an association.

Everyday Life: Parks, Golf, Trails, and a Saturday Out

Life in Green Valley revolves around its built-in amenities. Green Valley Park at 370 N. Pecos Road offers ball fields, basketball courts, and picnic shelters, while Cornerstone Park at 1600 Wigwam Parkway circles a pond with walking trails and is a favorite spot for bird-watching. The Green Valley Library and a multigenerational community center give the area a genuine civic core, and Galaxy Theatres and Trader Joe's cover the movie night and the Saturday errand run. Golfers have Legacy Golf Club, a public course surrounded by its own gated community, plus Wildhorse Golf Club in Green Valley North, with roughly a dozen courses reachable nearby.

For shopping and dining, the Galleria at Sunset brings a full-scale regional mall to this side of the valley, and a few minutes away The District at Green Valley Ranch at 2240 Village Walk Drive pairs an outdoor shopping center with restaurants and a cinema in an upscale setting. On a typical Saturday, neighbors do the rounds at local spots like Mothership Coffee in the Green Valley Plaza at 2708 N. Green Valley Parkway, The Coffee Press at 280 S. Green Valley Parkway, and Black Bear Diner at 2751 N. Green Valley Parkway, with Blue Ribbon Sushi Bar & Grill at 2300 Paseo Verde Parkway a popular dinner spot near the resort. The commute works, too: Green Valley sits about seven miles from the Strip and roughly 15 minutes from Harry Reid International Airport, which is why it has long been a first stop for buyers new to the valley.

What the Fall 2026 Market Looks Like From Green Valley

The Henderson numbers set the stage. Las Vegas REALTORS data shows Henderson's single-family median near $540,000, up about five percent year over year, with roughly 2.3 months of supply and about 35 days on market, a genuinely balanced pace. Across the wider valley, the single-family median sits near $475,000 after a May peak around $490,000, active listings have climbed to roughly 8,300 homes, and around 40 percent of listings carry a price reduction as sellers adjust. Mortgage rates are the second half of the story: Freddie Mac's 30-year fixed average has hovered in the 6.7 to just-under-7 percent range through September.

In Green Valley specifically, that means buyers have more homes to choose from, more time to compare villages, and more room to negotiate seller concessions such as closing cost credits or rate buydowns. Sellers face the opposite side of the same coin, which is why my Sellers Representative Specialist (SRS) advice starts with pricing from current, local comparables rather than what sold a few years ago. If the numbers ever tighten, my Short Sale and Foreclosure Specialist (SFR) training means you have a plan before anyone feels stuck, and if you are weighing a brand-new build against a Green Valley resale, my Certified New Home Sales Professional (CSP) background helps you compare the builder's package against the resale's true value. All of these figures come from third-party trackers and change week to week, so we will pull current Green Valley comps together before any decision.

Questions to Ask When Buying or Listing in Green Valley

Bring this short list to your Green Valley search: What exactly do the HOA dues cover, and how healthy is the reserve fund? How do the rental rules and maintenance standards compare across the villages you like? Does the floor plan fit the stage of life you are in right now? And what do the current comparable sales say, not the asking prices? For sellers, the questions shift: which updates will a buyer in this village actually pay for, what is the strongest time of year to list, and what paperwork should be organized before the first offer arrives? When a household is helping an older relative move to a lower-maintenance home, my Seniors Real Estate Specialist (SRES) training guides the comparison of one-level plans, condominiums, and the services each village offers.
