Las Vegas and Henderson Market Update: Early October 2026

By Bev Prock, Realtor · EXIT Realty Number One

October opens with the most balanced Las Vegas and Henderson market in years, and one number has changed since last month: mortgage rates. Freddie Mac's 30-year fixed average ticked up to about 7.03 percent as of September 24, up from the 6.7 percent range that shaped most of September, while inventory across the valley remains near its highest level in years and prices have held fairly steady. This early-October update explains what the new rate level means for your monthly payment, what the current inventory says about pricing, and the practical moves worth making in the weeks before the holiday season.

Rates Near 7 Percent: The Key Number This Month

Freddie Mac's Primary Mortgage Market Survey put the 30-year fixed average at roughly 7.03 percent in late September, with Nevada lenders quoting a range around 6.6 to 7.4 percent depending on the loan program, credit profile, and points. The move from the 6.7 percent range is modest, but it matters because the monthly payment, not the asking price, drives most decisions in this market. On a $475,000 loan, the difference between 6.7 and 7.0 percent is roughly $95 a month, about $34,000 in interest over a 30-year term. That is why seller-paid rate buydowns and closing cost credits have become so common: about one in three closings across the valley includes a seller credit, and a well-negotiated credit can buy the rate down a quarter point or cover the fees that would otherwise push a payment over budget. I run every scenario on a calculator before we tour, so the payment you approve is a payment you can live with, whether rates drift or hold. And if rates ease back toward 6.5 percent this fall, expect buyer competition to return quickly, which makes the current window of choice more valuable than it looks.

October Inventory: More Homes, Steady Prices

Inventory is the other half of the story, and it is still running high. Active listings across the Las Vegas area sit near 8,300 homes, the highest count in years, with roughly 42 percent of active listings carrying a price reduction as sellers adjust to the new pace. Henderson shows the same pattern: around 2,460 homes on the market, about 2.3 months of supply, with homes taking roughly three to five weeks to sell depending on the neighborhood. Prices are holding rather than reversing. The Las Vegas single-family resale median sits near $475,000, down about one percent from a month ago after a May peak near $490,000, while Henderson's median list price is near $548,000, the single-family median around $540,000, up about five percent year over year, and the 89052 submarket that covers Seven Hills, Anthem, and MacDonald Ranch is selling near $625,000. In plain terms: prices are not collapsing, sellers are getting realistic, and buyers have real choices for the first time in years.

Why Early October Still Favors Buyers

October is the classic shoulder season in the desert. The summer rush is over, holiday listings have not hit the market yet, and sellers who list now are usually motivated to close before the new year. On a practical level, that shows up as more flexible terms: closing cost credits, rate buydowns, reasonable timelines, and homes that actually get a second look before an offer. This is a strong month to tour the Henderson communities on your short list, whether that means Green Valley Ranch, Anthem, Inspirada, Cadence, Sunridge at MacDonald Ranch, Seven Hills, or a brand-new build. Bring a lender pre-approval so you can move when the right home appears, compare communities on lifestyle and monthly cost rather than on price alone, and use the slower pace to do the homework that gets skipped in a sprint market: the full inspection, the HOA document review, and a careful look at recent resale values in the exact neighborhood and subdivision you choose. If new construction is in the mix, I compare the builder's incentive package against a comparable resale and review the contract before you sign, drawing on my Certified New Home Sales Professional (CSP) training, so the builder's numbers and the resale numbers sit side by side.

What Sellers Should Do as the Holidays Approach

For sellers, the message heading into October is the one that has carried the fall: price from current comparables on day one. With roughly 42 percent of listings already reducing price, a home that starts high tends to sit, accumulate days on market, and often sell for less than a correctly priced home that launches with momentum. Expect the conversation to include closing cost credits, inspection findings, and timelines, and come prepared rather than defensive. Before the photos go live, focus on what buyers in your price range actually notice: fresh paint, clean flooring, tidy desert landscaping, and a decluttered interior. My Sellers Representative Specialist (SRS) and Graduate, REALTOR Institute (GRI) training shapes that pricing discipline for every listing, whether it is a move-up home in Seven Hills, a newer property in Anthem, or a long-held home in Lake Las Vegas, and my Short Sale and Foreclosure Specialist (SFR) background means that if the numbers ever tighten, there is a plan long before anyone feels stuck. If you are helping an older relative prepare a home for sale, my Seniors Real Estate Specialist (SRES) training brings a patient, organized approach to that transition as well.
