Las Vegas and Henderson Market Update: Late October 2026
By Bev Prock, Realtor · EXIT Realty Number One
We are one week away from the Federal Reserve's October 28 decision, mortgage rates are holding near 7.4 percent, and Las Vegas inventory has climbed again. For buyers and sellers in Henderson and the greater Las Vegas area, this is the last full week before the holiday calendar takes over, and the numbers say the market is still working in favor of prepared buyers while demanding real pricing discipline from sellers. This late-October update covers where rates stand, how much inventory has grown, what Henderson looks like right now, and the practical moves worth making before Halloween weekend.
Rates Hold Near 7.4 Percent as the Fed Decision Approaches
Freddie Mac's Primary Mortgage Market Survey put the 30-year fixed average at about 7.44 percent as of October 22, a modest uptick from the 7.40 percent reading the previous week and the highest sustained level of the fall. The 15-year fixed averaged about 6.77 percent in the same survey, and a year ago the 30-year sat near 6.27 percent, so the payment gap between last fall and today remains roughly a point and change. The date everyone is watching is Wednesday, October 28, when the Federal Open Market Committee announces its rate decision. Markets have been pricing a meaningful chance of a quarter-point increase, and daily rate trackers have been drifting between 7.5 and 7.6 percent on the open market, which tells you the pause we saw in mid-October may be short-lived. The practical takeaway is the same one I have been giving clients for weeks: if you are under contract or close to it, ask your lender about locking now and whether a float-down option exists in case rates ease instead.
Inventory Climbs Again: More Choice, More Price Reductions
Active single-family inventory across the Las Vegas metro has pushed past 8,400 homes and is trending toward 8,500, up roughly 300 listings from a month ago and at a level the valley has not seen in years. Months of supply sits near five, which most analysts describe as balanced to slightly buyer-leaning. About 45 percent of active listings are now carrying a price reduction, and the median single-family resale price holds near $470,000, essentially flat year over year, with condos and townhomes near $290,000. What this adds up to is a market that rewards patience and preparation on the buyer side: more listings means more time to compare, and price reductions mean the asking price is frequently a starting point, not a fixed number. For sellers, the same data is the clearest signal yet that pricing from current comparable sales on day one, and marketing a show-ready home from the first showing, are the two habits that separate homes that sell this fall from homes that carry into the new year.
Henderson Holds Its Premium: Tighter Supply, Faster Pace
Henderson continues to act like its own market within the valley. Median prices here sit near $540,000, with roughly 2.3 months of supply and homes typically finding a buyer in about five to six weeks, faster than the metro average. The community mix tells the story: the lakefront resort lifestyle and golf communities around Lake Las Vegas, the established villages of Green Valley, the newer master plans in Inspirada and Cadence, and south Henderson addresses like Anthem, MacDonald Ranch, Sunridge, and Seven Hills all trade at their own rhythm. For buyers, Henderson still commands a premium because of newer housing stock, planned amenities, golf and open space, and a quick commute to the airport and the Strip. For sellers, the tighter supply is an advantage, but it does not excuse an overpriced launch in a market where buyers are comparing across the whole city. The discipline that wins in Henderson is comparing monthly cost, lifestyle, and resale history within your exact target subdivision before you write an offer.
What Buyers Should Do in the Final Week of October
With inventory near multi-year highs and rates near 7.4 percent, the buyer playbook is about preparation, not speed. First, get your pre-approval updated to today's rates before you tour; a payment estimate written a month ago no longer reflects the actual number. Second, treat seller credits as part of the negotiation, not a surprise: closing cost credits and rate buydowns are common in this cycle, and a 2-1 buydown can soften the first two years of payments while the rate picture settles. Third, ask about rate locks the moment you are under contract, especially with the October 28 Fed decision in front of us. And fourth, use the seasonal rhythm: the Nevada Day long weekend and Halloween weekend bring quieter showing calendars, which means more time at each home and serious, motivated buyers touring, so the homes worth seeing will stand out. If new construction is on your list, I compare the builder's incentive package against a comparable resale before you sign, drawing on my Certified New Home Sales Professional (CSP) training, so the builder's numbers and the resale numbers sit side by side.
What Sellers Should Do Before the Holiday Calendar Fills Up
For sellers, the message from late October is the same as it has been all fall, and it is worth repeating: price from current comparables on day one, and stay show-ready through the weekend. With roughly 45 percent of listings carrying price reductions and homes taking about two months to sell at the median, a home that starts high tends to sit, accumulate days on market, and often closes below what a correctly priced launch would have brought. The buyers touring this month are largely motivated to close before the end of the year, so a clean, decluttered, properly lit home with tidy desert landscaping will get their attention. My Sellers Representative Specialist (SRS) and Graduate, REALTOR Institute (GRI) training shapes that pricing and preparation strategy for every listing, and my Short Sale and Foreclosure Specialist (SFR) background means that if the numbers ever tighten mid-transaction, there is already a plan long before anyone feels stuck. If you are helping an older relative prepare a home for sale or plan a transition, my Seniors Real Estate Specialist (SRES) training brings a patient, organized approach to that process as well.
