Las Vegas and Henderson Market Update: Late September 2026
By Bev Prock, Realtor - EXIT Realty Number One
As summer heat fades, the Las Vegas and Henderson housing market is settling into its most balanced fall in years. Inventory across the valley is at its highest level in a long time, prices have flattened after a spring peak, and mortgage rates are holding near 6.7 percent. This late-September update pulls together the latest data from Las Vegas REALTORS and national trackers, tells you what the numbers mean for buyers and sellers, and gives you a practical plan for the weeks ahead.
Fall Has Brought the Most Inventory in Years
The single biggest change this fall is choice. Active listings across the Las Vegas area have climbed to roughly 8,300 homes, the highest count in years, with about 42 percent of active listings carrying a price reduction as sellers adjust to the new pace. Henderson mirrors the trend: around 2,460 homes are on the market in the city, roughly 2.3 months of supply, up from the lean months of early 2026. Homes are taking about a month to sell on average, around 28 days median in the city of Las Vegas and roughly three to five weeks across Henderson depending on the neighborhood. That is a completely different rhythm from the sprint market of a few years ago, and it rewards patience on both sides of the table.
Prices Are Flattening, Not Falling
The headline numbers tell a story of a market holding its gains rather than reversing them. The Las Vegas single-family resale median sits near $475,000, down roughly one percent from a month ago and about one percent from a year ago, after a May peak near $490,000. Henderson remains the higher-priced side of the valley: the median list price is near $548,000, the single-family median around $540,000, up about five percent year over year, and the popular 89052 submarket, which covers Seven Hills, Anthem, and MacDonald Ranch, is selling near $625,000. So prices are not collapsing: they are holding, with a little give, in a market with far more homes to choose from. For anyone watching headlines and wondering about another downturn, the data points to a balanced market, not a crash.
Rates Near 6.7 Percent Shape Every Offer
Mortgage rates are the quiet driver behind the fall market. Freddie Mac's 30-year fixed average stood at 6.71 percent in early September, with Nevada lenders quoting roughly 6.25 to 7.13 percent depending on the loan program and points. At these levels, the monthly payment matters as much as the price, which is why well-negotiated seller concessions are so common right now: about one in three closings across the valley includes a seller credit, and that credit can buy down the rate or cover closing costs. I walk every buyer through these scenarios on a calculator before we tour, so the payment you approve is the payment you can actually live with. And if rates drift toward 6 percent, expect competition to return quickly, which makes the current window of choice more valuable than it looks.
The Fall Window: Why the Next Few Weeks Favor Buyers
Realtor.com's 2026 analysis pegs the best week to buy a home in the United States at September 27 through October 3, when purchase prices typically run about 3.5 percent below the seasonal peak, a savings of roughly $14,000 on a median-priced home. The same seasonal logic applies in Las Vegas and Henderson: with the summer rush over and holiday inventory not yet listed, the next few weeks offer motivated sellers and more flexible terms. This is a strong moment for first-time buyers to get pre-approved and tour Henderson communities like Green Valley Ranch, Anthem, Inspirada, Cadence, and Sunridge at MacDonald Ranch, comparing what a monthly payment actually buys in each one. Builders also lean on fall incentives, so if new construction is on your list, bring me along as your Certified New Home Sales Professional (CSP) to compare the builder package against resale value and have the contract reviewed before you sign. With homes sitting longer, there is no reason to skip the inspection or wave away repairs; use the time to make a complete, confident offer.
What Sellers Should Do in a Market With More Competition
For sellers, the message is simpler and more important than ever: price with current comparables from day one. With roughly 42 percent of listings already reducing price, the homes that start high tend to sit, accumulate days on market, and end up selling for less than if they had been priced correctly at launch. Sellers should also expect conversations about closing cost credits, inspection findings, and timelines, and coming in prepared beats coming in defensive. I bring the same pricing discipline to every listing, backed by my Graduate, REALTOR Institute (GRI) and Sellers Representative Specialist (SRS) training, whether the property is a move-up home in Seven Hills, a newer home in Anthem, or a long-held property in Lake Las Vegas. If your home needs light updates to stand out, a focused freshening of paint, flooring, and landscaping often pays for itself when the photos go live. And if the numbers ever stop working in your favor, my Short Sale and Foreclosure Specialist (SFR) training means you have a plan before you ever feel stuck.
