Las Vegas and Henderson Market Update: Mid-October 2026

By Bev Prock, Realtor · EXIT Realty Number One

The first full week of October brought Las Vegas and Henderson buyers a fresh set of numbers: mortgage rates are up, and the official September resale report is in. Freddie Mac's Primary Mortgage Market Survey put the 30-year fixed average at 7.28 percent as of October 1, up from 7.03 percent a week earlier and the highest reading since November 2023. At the same time, Las Vegas REALTORS released its September report on October 6 showing median single-family resale prices holding near $470,000 while inventory stays elevated. This mid-October update explains what the higher rate level means for your monthly payment, what the September numbers say about the balance of the market, and the practical moves worth making as the holidays approach.

Rates Cross 7.28 Percent: What Changed in the First Week of October

Freddie Mac's Primary Mortgage Market Survey, released October 1, put the 30-year fixed average at 7.28 percent, up from 7.03 percent the week before and from 6.34 percent a year earlier. The 15-year fixed averaged 6.60 percent in the same survey. This is the first time the 30-year average has sat above 7.25 percent since late 2023, and it reshapes the monthly budget conversation for anyone shopping right now. On a $400,000 loan, the move from 7.03 to 7.28 percent adds roughly $70 to the principal-and-interest portion of the monthly payment, which is why payment, not sticker price, is the number that decides most offers in this market. Nevada lenders are quoting a range around these averages depending on the loan program, credit profile, and points, so the practical move is to get your pre-approval updated to current rates before you tour. If rates ease again later this fall, expect buyer competition to return quickly, which makes the current window of choice more valuable than it looks.

September's Official Report: A Market That Drifted Toward Buyers

Las Vegas REALTORS released its September report on October 6, and the headline is balance with a slight tilt. The median price of an existing single-family home across the Las Vegas area was $470,000, down about 1.1 percent from August and essentially flat compared with September 2025, while condos and townhomes came in at $290,000. Active single-family inventory rose to about 8,400 listings, up roughly 300 from a month earlier, and months of supply climbed to about 4.85, up from about 4.7, a level most analysts describe as balanced to slightly buyer-leaning. Sellers are responding to the new pace: about 43 percent of active listings carried a price reduction in September, and the metro's median days on market ran near 58 days. The picture is not a market in decline, it is a market correcting toward realistic pricing after a May-June peak near $490,000, and that correction is exactly what gives buyers their strongest position in years.

Henderson Holds Its Premium: Inventory Stays Tighter

Henderson continues to behave like its own market. Median single-family prices here sit near $540,000, up about 5.4 percent year over year, with roughly 2.3 months of supply and homes typically finding a buyer in about five weeks, faster than the metro average. Communities across the city move at their own rhythm, from the resort amenities and lakefront homes of Lake Las Vegas to the established villages of Green Valley, the newer builds in Inspirada and Cadence, and south Henderson addresses like Anthem, MacDonald Ranch, Sunridge, and Seven Hills. For sellers in Henderson, the tighter supply is a genuine advantage, but it does not excuse starting price too high; buyers touring this month are comparing across the whole city. For buyers, Henderson still carries a premium for a reason: the combination of newer housing stock, planned amenities, and a strong sense of community. The discipline that wins here is comparing monthly cost, lifestyle, and resale history within your exact target subdivision before you write an offer.

What Buyers Should Do With This Mid-October Window

With more than 8,400 single-family homes available and nearly five months of supply, buyers have time this month, and time is a rare commodity in real estate. Use it on the homework that gets skipped in a sprint market: tour the Henderson and Las Vegas communities on your short list at different times of day, read the HOA documents before offering, order a full inspection, and ask your lender to model the payment at today's rates and with a seller credit. Closing cost credits and rate buydowns are very common in this cycle, so treat them as part of the negotiation, not as a surprise. If new construction is on your list, I compare the builder's incentive package against a comparable resale and review the contract before you sign, drawing on my Certified New Home Sales Professional (CSP) training, so the builder's numbers and the resale numbers sit side by side. When rates sit in the mid- to high-7s, the buyers who win are the ones who arrive pre-approved and ready to make a clean, realistic offer the day the right home appears.

What Sellers Should Do Before the Holiday Calendar Fills Up

For sellers, the September report is the clearest signal yet that pricing from current comparables on day one is non-negotiable. With about 43 percent of listings already carrying price reductions, a home that starts high tends to sit, accumulate days on market, and often sells for less than a correctly priced home that launches with momentum. Homes are also taking longer to sell, about 58 days at the median in the metro, so the window before the holidays matters: the buyers touring now are largely motivated to close before the end of the year. Before listing, focus on what buyers in your price range actually notice: fresh paint, clean flooring, tidy desert landscaping, and a decluttered interior. My Sellers Representative Specialist (SRS) and Graduate, REALTOR Institute (GRI) training shapes that pricing strategy for every listing, and my Short Sale and Foreclosure Specialist (SFR) background means that if the numbers ever tighten, there is a plan long before anyone feels stuck. If you are helping an older relative prepare a home for sale, my Seniors Real Estate Specialist (SRES) training brings a patient, organized approach to that transition as well.
