What Are The Main New Construction Communities In Henderson Right Now?

Most of Henderson's new building in 2026 is spread across five active communities, each at a different stage of its buildout and with a different price range. Here is what to expect from each.

Why Is Cadence The Valley's Busiest New-Home Community?

Cadence is a 2,200-acre master plan targeting about 12,250 homes at full buildout, and roughly 50 to 58% of it is built out as of 2026. It ranked among the top-selling master plans in the U.S. in 2025. Multiple builders and neighborhoods are active, with price bands that start roughly in the $300,000s. It is worth noting that some homes carry SID/LID special assessments that add roughly $1,200 to $3,600 per year to the property tax bill.

What Is The Meriden Community?

Meriden, built by KB Home, is Henderson's newest launch in 2026. It is a newer neighborhood with a price band that falls roughly in the $425,000 to $725,000 range, making it one of the first places to look when the newest phases open.

Is Inspirada Still Selling New Homes?

Inspirada is approaching final buildout in 2026, with about 75 to 120 new homes remaining across the last active phases. Builders in the final phases include KB Home, Toll Brothers, and Tri Pointe. Buyers who want a brand-new Inspirada home should act on the final-phase inventory, since the community is closing out. Price bands run roughly from $419,000 to over $1.1 million, with a median of about $549,000 as of February 2026.

What Is Building At Lake Las Vegas?

Lake Las Vegas still has active building concentrated on the far side of the lake, with roughly 19 active communities and multiple builders represented. It offers some of the widest variety in Henderson, from attached homes to single-family floor plans across many price points.

What Is Available In MacDonald Highlands And Ascaya?

MacDonald Highlands and Ascaya sit at the top of Henderson's new-home market as elevated custom-home territory. New homes here start from about $1 million and run up to custom estates in the $15-million-plus range. These are large, individualized builds where the lot and the floor plan drive most of the decision, so they are best suited to buyers on a longer timeline.

How Do New Home Prices Compare In Henderson?

Henderson's new-build median list price is about $606,000 as of July 2026, roughly $106,000 above the 90-day resale sold median. One important difference is that new construction often sells builder-direct off the MLS, so not every new home appears as a listing. That means the count you see on the multiple listing service can understate how many new homes are actually available and selling in a given community.

What Should New Construction Buyers Consider In Henderson?

Timing and urgency vary a lot by community, so the right approach depends on where you want to be. Cadence has been selling through inventory into late 2027 to early 2028, which gives buyers more room to compare neighborhoods. Inspirada, by contrast, is closing out, so final-phase homes there move on a tighter clock. Before you choose, it helps to sit down and lay out your timeline alongside the community's buildout stage.

Special assessments deserve attention. Some communities, including parts of Cadence, carry SID/LID assessments that add roughly $1,200 to $3,600 per year to the tax bill. These are separate from the purchase price and from HOA dues, so it is worth asking about them before you pick a home. Your lender and title company can help you understand exactly how they apply to a specific property.

Consider how you will buy. New homes can be purchased builder-direct, which is why not every new build shows up on the MLS. Working with an agent who knows new construction matters here because the agent can help track what is actually available, compare how builders list and sell, and keep your interests represented even when the builder has their own on-site sales team. Bev holds the Certified New Home Sales Professional (CSP) designation, which reflects formal training in the new-home sales process.

Finally, do your own homework on schools if that matters to you. School assignments are determined by the Clark County School District (CCSD), and attendance boundaries can shift as buildings open, so verify the current school assignment for any community you are considering rather than assuming one from a nearby address.
