Why Home Inspections Are So Important

By Bev Prock, Realtor - EXIT Realty Number One

One of the most common concerns I hear from sellers is, "What if the inspection report shows problems? Do I have to fix everything?" The short answer is no. But understanding the inspection process helps both buyers and sellers navigate this critical step with confidence.

What a Home Inspection Covers

A standard home inspection covers the major systems of the house: roof, foundation, electrical, plumbing, HVAC, and structural components. An inspector will also look for signs of water damage, pest issues, and code violations. In the Las Vegas desert, termite inspections are especially important.

For Buyers: Protect Your Investment

Never skip a home inspection. The cost of an inspection ($300-$500) is tiny compared to the potential cost of discovering a major issue after closing. An inspection can reveal foundation problems, roof damage, electrical hazards, or plumbing issues that could cost thousands to repair.

For Sellers: Don't Panic About the Report

Every home inspection will find something. That's normal. The key is understanding what's a safety issue, what's a maintenance item, and what's cosmetic. You don't have to fix everything. Bev helps her sellers negotiate repairs or credits based on what's truly important.

Negotiating After the Inspection

The inspection often becomes a negotiation point. Buyers may ask for repairs, credits, or a price reduction. Having an experienced agent like Bev who understands what's reasonable and what's not is crucial to reaching a fair agreement.

Additional Inspections to Consider

Beyond the general inspection, consider these in the Las Vegas market: termite/pest inspection (essential in the desert), sewer scope, roof certification, and pool inspection if applicable. Each of these can reveal issues specific to our climate.
